Access Statement for Lyndale Bed and Breakfast

Introduction

We aim to cater for the needs of all our visitors in our home based 2 bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.


Pre-Arrival

  • The main bus station is 15 minutes walk away
  • The main train station is 30 minutes walk or 10 minutes by car
  • There are numerous taxi services, we can make a booking for you
  • Brochures and menus can be provided
  • We have a basic website
  • We are only 5 minutes walk from the shops
  • You can contact us via phone, email or text


    Arrival & Car Parking Facilities

  • On arrival if you park momentarily by the front door we will open the car parking gate for you.
  • The car park is lit at night
  • There are two secure marked parking bays
  • The surface is level, flat tarmac which leads on to the front door
  • The contact phone number is displayed externally
  • We can assist guests with luggage

    Main Entrance, Reception & Ticketing Area

  • The front entrance is virtually level with a 4.5cm threshold
  • The front door is always locked. There is a bell and knocker and mobile telephone number for assistance
  • The front door is 85cm wide
  • On entry into our home there is a hallway 1.4 by 1.8 metres
  • There is a wooden floor in the hallway, passageway and breakfast room and fitted carpet in the guest's lounge. All this area is level
  • Check in time is from 4pm (earlier by arrangement) and departure by 11am.
  • Guests have keys so can come and go as they wish

    Public Areas - Hall, Stairs, Landing, Corridors etc

  • There is a solid wood floor in the hall and downstairs corridor
  • The stairs are 18cm high, 25cm deep,74cm wide
  • There are eleven stairs to a small landing followed by a further five to the two first floor bedrooms
  • The covering on the stairs and upstairs corridor is short pile carpet
  • The upstairs corridor is 103cm wide
  • The corridors are well lit


    Public Areas - Sitting room, lounges, lobbies etc

  • The guest's sitting room is on the ground floor and there are no steps.
  • The flooring in the sitting room is carpet
  • There is a roomy large settee and two supporting easy chairs
  • It is a very light room


    Public WCs

  • Bedrooms are en suite but no public WC available


    Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe

  • Breakfast is served in the breakfast room on the ground floor. There are no steps
  • Guests sit around a large table
  • The room is well lit
  • The armless chairs can be moved to suit

  • Not available but M & S is only 5 minues walk away

  • Not available but beautiful Vivary Park is adjacent to Lyndale and has a sensory garden which is approximately only 100 metres from our front door and it is all level.

  • There are two fitted wardrobes
  • There is a desk and a moveable chair with arms

  • The ensuite is tiled throughout

  • The twin bedded ensuite has a 67cm wide door opening outwards
  • Free floor space clear of door is 133cm x 73cm
  • The shower cubicle has a step/edge of 26cm high

  • The ensuite is tiled throughout


    Grounds and Gardens

  • There is a sensory garden in the park immediately adjacent to Lyndale


    Additional Information

  • Mobile phone reception is generally good
  • We are a no smoking building
  • There are smoke alarms in each bedroom and over the stairwell
  • The front door is used in the need of evacuation and we are happy to assist you if you notify us on arrival e.g hearing impairment
